Lismore City Council floor-level controls
Lismore City Council's flood-planning provisions have been the most prominent residential-building constraint in the Northern Rivers since the 2022 floods. Floor levels on flood-affected lots are typically set well above the historical 1% AEP level. We design and build to those controls — raised-floor pier-and-beam construction, flood-resilient material selection on lower-level walls, services routed above flood level where practical.
Post-flood rebuild experience
Working on a post-flood rebuild is different from a new build on a clean site. Existing slab and footing assessment, salvage decisions, demolition coordination, insurance liaison and (where relevant) grant-program compliance all add to the standard residential pathway. We've worked through this process and can help you understand where the cost actually sits.

- Yes. Every Lismore new build or substantial reno on a flood-affected lot is designed and built to the council's current floor-level requirements. We work with engineers, certifiers and Lismore City Council on every flood-affected job.

- Yes. Insurer-paid rebuilds typically need detailed scope documentation, transparent invoicing and a clear practical-completion sign-off. We provide all of that as part of the standard contract process.
