Project or volume homes are pre-designed plans built at scale, which can make them efficient and cost-effective on a flat, regular, unconstrained block. You choose from set plans and a menu of inclusions. The trade-off is limited flexibility: the design is fixed in its essentials, and standard plans do not always sit well on sloping, narrow, flood-affected or unusually oriented land — which describes a lot of Northern Rivers blocks.
What a custom build offers
A custom build is designed around you and your site from the start — orientation, views, slope, flood-planning levels and the way you want to live. It gives you control over layout, materials and detailing, and lets the home respond to a constrained or characterful block rather than fighting it. It asks more of you in design decisions and is rarely the lowest-cost option on a simple flat lot, but on a site with any complexity it often delivers a far better result for the money.
